New Concept Management Inc provides full and administration management. Our services our customized to meet the needs of the Corporation.

A few of our services include but are not limited to the following:



  • Develop relations with unit owners, residents and the Board of Directors.
  • Prepare welcome letters, mailers and notices to all owners and appropriate persons. Maintain current owners list as provided by the owners.
  • Handle all owner and appropriate persons concerns, questions, requests and expedite them in an appropriate and efficient manner.
  • Obtain and arrange for the day to day operational contracts such as; waste removal, HVAC system, cleaning, landscaping maintenance and painting.
  • Obtain competitive cost saving contracts.
  • Assist the Board in retaining professional consultation with respect to reserve fund studies, engineering reports, audits, change of bylaws (if needed), insurance, legal and so forth.
  • Monthly, daily and annual preventative maintenance programs.
  • Assist the Board in preparing an Annual Budget.
  • Arrange for an adequate Reserve Fund plan to allow for the proper upkeep of the property.
  • Arrange for an annual Audit.
  • Provide monthly financial statements issued around the 20th of the month. Includes; detailed monthly operating statement, income statement, balance sheet and aging report.
  • Ensure that surplus funds are invested securely i.e. GIC's and Reserve Funds.
  • Maintain separate trust accounts for the operating and reserve fund accounts.
  • Collection of contribution arrears. Delinquent owners will receive appropriate collection notices, followed by a caveat registered against the unit. Mortgage companies and/or council are contacted for assistance in this area.
  • Interest is calculated and all incurred costs are charged back to the unit owner.
  • Issue estoppels certificates, copies of the budget, minutes, insurance certificate and copies of the financial statements as request and more.
